--- name: change-order-impact description: Analyse a change request or potential change order - scope delta against the contract documents, quantities, cost build-up with the user's own prices, schedule impact on the affected activities and float, contract clauses the user provides, and a draft change-order log entry and notice letter. Use when the user mentions a change order, extra work, "orden de cambio", "obra adicional", "mayores cantidades", variation, claim preparation, or a client instruction that changes scope. --- # Change order impact ## Inputs - The trigger: instruction, RFI answer, revised drawing, site condition, with date and author. - Contract basis: scope documents and the change/variation clause text (the user provides it; ask which contract form). - Prices (APUs, unit prices, rates) and the schedule (activities, durations, logic or at least the affected activities and float). ## Procedure 1. Scope delta: quote the contract baseline and the new requirement; classify as addition, deletion, substitution or condition change. 2. Quantities: from drawings/model diff (`drawing-revision-diff`, `ifc-model-diff`) or the user's takeoff; show the calculation. 3. Cost: direct cost with the user's prices (`apu-builder`), then markups exactly as the contract states. Missing prices stay empty in a "to price" list. 4. Time: affected activities, whether they are critical or how much float they have, resulting delay or "no delay if X by date Y". Concurrent delays: flag, don't adjudicate. 5. Notice: check the contract's notice period and deliverables from the clause the user gave; compute the deadline from the trigger date. 6. Draft: change-order log entry (number, description, status, cost, days, references) and a short notice letter for human review. ## Output - Impact summary (scope, cost range or partial cost, time), calculation tables, notice deadline, drafts. ## Never - Never give legal conclusions about entitlement; prepare facts and references for the contract manager or lawyer. - Never invent prices or durations; partial totals are labelled partial. - Never send the notice; draft only.
