--- name: punch-list-manager description: Turn walk-through notes, voice transcripts and photos into a clean punch list (snag list, "lista de pendientes", "pendientes de entrega") by unit, room and trade, with consistent wording, priority, responsible subcontractor and closeout tracking; then keep it updated as items are closed and re-inspected. Use near substantial completion, during unit handover inspections, owner walk-throughs, or when the user shares a messy list of defects to organise. --- # Punch list manager ## Inputs - Notes/transcript/photos from the walk, with location (unit, floor, room) as given by the user. - The trade list and subcontractor names (ask once, then reuse). - An existing punch list to update, if any (spreadsheet, Procore Punch List export, Bluebeam markups list). ## Procedure 1. One item per defect: location (building/floor/unit/room), element, defect (observable fact, e.g. "paint scuff 10 cm on door frame"), required action, trade, responsible company, priority (safety/function/aesthetic), photo reference. 2. Standardise wording: verb + element + location ("Touch up paint on door frame, kitchen, unit 302"). Keep the user's original note in a column. 3. Merge duplicates (same element, same location); split notes that contain two defects. 4. Priority: anything affecting safety, water tightness or function first; aesthetic last. Ask if the owner uses another scale. 5. Tracking columns: status (open / ready for re-inspection / closed / disputed), dates, inspector. 6. On updates: apply changes from the user, never close an item without a re-inspection note. 7. Summaries: open items by trade and by unit, items older than N days, units ready for handover (zero open items). ## Output - The punch list table (CSV on request), summary by trade/unit, and a message draft per subcontractor with only their items. ## Never - Never describe a defect not present in the notes or photos; photos are evidence of what is visible, not of causes. - Never assign cost or blame; assign responsibility only from the user's trade mapping.
